Hi there,
There are two parts to my request:


Part 1 refers to the refurbishment and plus extension I would like to achieve with a 3-bed semi-detached property:

The property details can be found at https://www.johnhardingestates.co.uk/property/berwyn-boulevard-wirral-ch63-5lr/. As the photos of the property - the work will involve - replastering, repainting, rewiring and replumbing. I would specifically like to expose the natural wood features of the property (eg. picture rails, doors, stairs). If the floors are solid wood then I would like these to be exposed and polished. If not, I would like to use wood/wood effect flooring than carpets (except in the bathroom perhaps).

I would like to the space under and near the stairs as part of a utility and downstairs loo. The downstairs loo will have to be added. The bathroom upstairs must be made into one space. The toilet (as shown in the photos) is currently separated from the bath and sink.
The extension at the rear (full length of the house) currently has a flat roof. I would like this change with skylights and perhaps extend the space a little bit more. This will really depend on the cost I suppose and I really do not want to build beyond want is permissible without having to ask for approval.

I am also thinking of extending what will become the kitchen sideways (like a lean-to with glass solar ceilings, instead of a solid roof). Again, I would like to have comparable quotes on having a solid roof with skylights and a glass roof. I know what I want, but I need to know if I could afford what I want. Unfortunately, no floorplan is provided for this property.
Please provide a quote to capture what I would like to achieve above. Could you estimate the cost of doing the work as well? This will help me decide what I can actually achieve from architectural design to the actual build itself.

Part 2: I have received the survey report and overall, it is not good news. Would you be able to advise on the costs it will involve to repair and replace the following as per :

1) replacing the roof and the chimney stack

2) damp-proofing the walls (there is significant dampness given the roof condition).

3) servicing the electrical, gas and boiler installation. The boiler is old and needs replacing.

4) I would like to also consider the damage on floorboards and the cost of replacing these (damp present)

5) The ceiling must be replaced and repaired (sagging in places)
