Cellar has been dry lined in the past but it was not done to a very high standard. The flooring would need to be dug out to raise the ceiling height. The window lighting needs renovating. The stairs access also needs to be improved. There is lighting and heating already installed but the cabling and pipe work needs to be hidden.
Rats have been able to get into the ceiling space in the past and locating their access whilst completing the renovation would be essential.

Moving to a victorian semi with a 23.4 square metre cellar. It's damp with a room height of 5ft 11 inches so needs digging down at least another foot. There are no windows so I thought of fitting ground sun pipes flat on the ground leading into the cellar. A toilet and sink could be placed in a seperate section currently where the gas and electric metres are. Obviously a saniflo system would have to be an option if I choose to do this.
Floor plans can be found on the below link:

Please advise. Could this be done for less than £20k?

Hi there,

I'm about to buy a flat in east dulwich which has a 16sqm basement accessible with a hatch. I would like the basement to be dug further down to create more head space and then make it damp proof and open it to the main living area using proper stairs.

Another idea would be to excavated more to create a bigger living space (around 120 sqm for the whole place).

Any idea how much this would roughly cost?

I have no idea of the costs, procedures, duration involved and would need an answer before I decide to purchase it.

Many thanks
