about 8 years ago we linked our pre-existing basement/cellar (victorian semi-detached house) by digging down below the pre-existing stairs to access the basement from inside. ever since we have had water problems via 2 sources - 1. direct water ingress overwhelming the membrane in situ particularly in the area that was dug out and this has been partly resolved by a pump system being introduced. 2. there is a drain within the floor of the existing cellar space and this occasionally becomes blocked and water back fills into the cellar, which has happened over xmas this year.
i would like an independent assessment of this basement, with view to performing new works to 1. increase the height of the basement to make it a more usable space. 2. to resolve the ingress problems.

there is a basement area serving the property. this type of accommodation should be protected by
an effective damp-proofing scheme. the initial installation and any subsequent repair of such a
scheme, involves significant cost. there may well be concealed defects within unexposed areas,
and which may contain inadequate ventilation, insulation, and damp proofing measures.
the works are subject to the relevant statutory consents which incorporate an approved tanking
system. this would also entail the provision of a replacement solid floor incorporating a proper
damp proof membrane together with plasterboard ceiling and wall linings, and enhanced levels of
cross ventilation – the latter via mechanical means or through additional air bricks built into
external walls. the conversion appears to be of a diy standard with inadequate damp proofing
measures as evidenced by high damp readings to the base of the walls and rot to the timber step
where the floor level changes, and further investigation is required.
