Change of use and building regs plans/permission.

Detached single garage to be divided by partition wall, approx two thirds to be changed into dog grooming salon, remaining to be used as storage. Suspended ceiling to be fitted on to existing joists. Electric and plumbing already present, to be reconfigured by plumber and electrician. Brick walls already painted. Concrete floor to be repaired and covered with waterproof flooring. Existing window to be repaired or replaced. Grooming equipment to be installed, i.e. table, bathing area etc. No changes externally.

Delisting a grade 2 listed building

Until recently we have lived in a small cramped terrace house in the village of Gilston (CM20). While we loved the house we simply outgrew it, but wanted to remain in the area.
In May we moved seven doors along to a big plot with a lovely big garden, but a really ugly Bungalow in need of a new main roof. It also has a series of flat roof extensions / additions of varying heights.

The Bungalow was originally wooden framed but at some point in the past had brick window bays and outer skin added. It currently has an asbestos tiled roof.
While we know the large flat roof rear extension sits on solid foundations we don't know about the rest of the house.

We would like to explore the possibility of going from hip to gable along the original width of the property, but then pitching over the large full width flat roof extension at the rear with loft rooms and dormer and then hopefully pitch the two small side extensions against the new gable ends.

Our budget isn't massive (I bet they all say that) and there is the strong likely hood that we may need to just get the bare structural bones in upstairs and leave fitting it out for a future cash injection as we also need to sort the rest of the house, kitchen, windows, walls, ceilings...everything!

I can do most things given time and I plan on doing the vast majority of the work downstairs myself and anything I am capable of with the planned conversion work to keep costs down, but obviously plans and structural steel work will be left to builders.

Up until now we have been contacting one stop shop loft conversion companies but having had a few around to take a look I’m not sure this is the route for us.
